If your boiler is over 10–15 years old, breaking down repeatedly, or pushing your bills up, it may be cheaper in the long run to replace it than to keep repairing it. Here are the signs to watch for, how to decide between repair and replacement, and how to choose the right new boiler.
Signs your boiler is on its way out
- Age. Most boilers last around 10–15 years. Past that, efficiency drops and parts get harder to find.
- Frequent repairs. Two or three call-outs in a year usually means money better spent on a replacement.
- Rising energy bills. An old, inefficient boiler burns more gas for the same heat.
- A yellow or lazy flame instead of crisp blue, or soot marks — a sign of poor combustion.
- Leaks, persistent pressure loss, or strange banging and gurgling.
- It keeps cutting out or needs frequent resets.
Repair or replace — how to decide
A good rule of thumb: if the repair costs a large share of a new boiler, the boiler is old, and breakdowns are becoming routine, replacement is the sensible call. A newer, efficient boiler typically pays back some of its cost through lower running bills. If the boiler is relatively young and the fault is a one-off, a repair is usually the better value.
Which type of boiler suits your home?
Combi boilers heat water on demand with no tank — ideal for flats and smaller homes with one bathroom, which describes a lot of East London properties. System boilers use a hot water cylinder and suit homes with higher hot-water demand or more than one bathroom. Heat-only (regular) boilers suit older systems with a tank in the loft. Choosing the right type and size matters as much as the brand — an oversized boiler wastes gas, an undersized one struggles.
What to look for in a new boiler
