A boiler that keeps switching itself off, or locks out with a fault code shortly after firing up, is almost always reacting to something specific rather than simply wearing out. It can look like the whole appliance is failing, but in most cases one part of the system is telling the boiler’s safety controls to shut things down before something worse happens. Here is what we actually find when we’re called out to this across Bow, Dagenham and the rest of East London.
What makes a boiler switch itself off mid-cycle?
Modern boilers are built with several safety cut-outs, and any one of them tripping will stop the boiler rather than let it keep running in a state it doesn’t recognise as safe. The most common causes we see, roughly in order of frequency, are:
- Low water pressure. If the system pressure drops below about 1 bar, most boilers will lock out rather than keep firing. This is often the same underlying leak or bleed issue that causes gradual pressure loss over weeks.
- Ignition or flame failure. The boiler tries to light, the flame sensor doesn’t detect a proper flame within the expected window, and it shuts down as a safety measure. On a Vaillant this usually shows as an F28 or F29 fault code — a failed ignition electrode, a blocked burner, or a fault on the gas valve can all cause it.
- Overheating at the heat exchanger. A build-up of limescale or sludge on the heat exchanger stops heat transferring properly, the water inside gets hotter than it should, and the boiler’s overheat thermostat trips it off as a protective measure.
- A faulty pump or airlock. If water isn’t circulating properly, the boiler can overheat locally even though the rest of the system stays cool — same symptom, different cause.
- A blocked or frozen condensate pipe. Condensing boilers drain acidic condensate outside through a narrow pipe. If that pipe is blocked, or frozen in cold weather, the boiler senses it can’t drain properly and locks out rather than risk water backing up into the casing.
Why does East London throw this up more than some areas?
Two things we see repeatedly here that aren’t universal everywhere in the country. First, hard water. Most of East London sits in a hard-water supply area, and limescale builds up faster on a heat exchanger here than it would in a soft-water region — which means the overheat-lockout cause above shows up sooner in a boiler’s life than the manufacturer’s own literature might suggest, particularly on a combi that’s never had a scale reducer fitted. Second, older housing stock. A lot of the terraces and converted flats around Bow, Barking and Dagenham still have boilers on original 15mm pipework installed decades ago, and undersized pipework restricts flow in a way that can produce exactly the same overheat-and-lockout pattern as a failing pump, even when the pump itself is fine.
Is it safe to keep resetting it myself?
A single reset after an obvious one-off (a power cut, or bleeding a radiator and not checking the pressure afterwards) is normal and fine. A boiler that locks out repeatedly and resets each time is not something to keep working around — the safety cut-out is doing its job every time it trips, but the underlying fault doesn’t go away because you’ve pressed reset. If a reset doesn’t hold for more than a day or two, or the boiler smells of anything unusual when it’s running, that’s worth a proper look rather than another reset.
Repair or is this pointing towards something bigger?
Most of the causes above are straightforward repairs — a pressure top-up and finding the leak, a new ignition electrode, a clean or descale of the heat exchanger, a cleared condensate pipe. Where it starts pointing towards replacement is when the same overheat pattern keeps recurring on an older boiler even after a proper clean, which usually means the heat exchanger itself has scaled internally beyond what a service can put right. We’ll always tell you plainly which situation you’re in rather than replace a part that isn’t the actual problem.
Frequently asked questions
My boiler switches off and won’t restart at all — is that an emergency?
Not usually a gas emergency on its own, but it does mean no heating or hot water, so most people want it looked at quickly. If you ever smell gas alongside it, that’s different — turn off at the meter and call the National Gas Emergency line straight away.
Does a boiler fault code tell you exactly what’s wrong?
It narrows things down a lot, but two different faults can sometimes show the same code — an F28 on a Vaillant, for example, always means ignition failure, but the actual cause behind that can be an electrode, a gas valve or a blocked burner. We diagnose the specific cause rather than assume from the code alone.
Can I just keep bleeding radiators and topping up the pressure myself?
Doing it once is fine, but if you’re doing it every few weeks there’s a leak somewhere and topping up is only masking it. Persistent low pressure is worth a proper check rather than an ongoing routine.
Will a service prevent this from happening?
An annual service is exactly what catches early-stage scale on the heat exchanger and pressure or pump issues before they cause a lockout, which is the cheapest point in the whole process to deal with any of this.
