Why Does My Boiler Keep Losing Pressure? An East London Engineer Explains

If you are topping your boiler up every couple of weeks, that is not maintenance — it is a symptom. A sealed central heating system is exactly that: sealed. The same water should circulate round it for years without anyone needing to add more. So when the pressure gauge keeps sliding back towards zero, the water is going somewhere, or the part that manages pressure has stopped doing its job. Both have a cause, and both are findable. Here is how we work through it on the boilers we see across Bow, Dagenham and the rest of East London.

Is it normal for a boiler to lose pressure?

A very small drop over a long period is not unusual. Most systems will shed a tiny amount of pressure over a year as air works its way out and gets bled off, and you might top up once between annual services without anything being wrong.

What is not normal is a gauge that needs attention every few weeks, or one that visibly drops after a few hours of the heating running. The rule of thumb we use is simple: if you are reaching for the filling loop more than about once a year, something needs investigating rather than refilling.

The number itself matters less than people think. Most systems sit somewhere around 1 to 1.5 bar when cold, and it is normal for the needle to climb while the heating is running and settle back down as it cools. It is the trend across weeks that tells the story, not the reading on any one day.

Where is the water actually going?

When a sealed system loses water, there are only a handful of places it can realistically go, and they are worth knowing before anyone starts lifting floorboards.

  • A radiator valve. The gland behind the valve head is a common slow weeper. It often evaporates before it forms a puddle, leaving only a faint rust mark or a crust of white residue on the valve body.
  • A joint in the pipework. Compression joints under floors and behind boxing can seep slowly for months without any visible sign in the room above.
  • The boiler itself. Internal components — the heat exchanger, the pump head seal, the auto air vent on top — can all pass water inside the casing, where it quietly drips into the tray or down the back of the unit.
  • The pressure relief valve. This one leaves the house entirely. If the valve is passing, water is pushed out through a small copper pipe that terminates on an outside wall, usually near the boiler.
  • Nowhere at all. Which sounds impossible, and is covered further down — it is the expansion vessel, and it is the cause people miss most often.

Why does this come up so often in East London homes?

This is where the local picture genuinely changes the odds, and it is the part a generic troubleshooting article will not tell you.

The water here is hard. East London sits in one of the harder water areas in the country, and hard water does two things to a heating system. It leaves scale on the hot surfaces inside the boiler, and over years it contributes to the gradual corrosion that thins pipework and pinholes older components. A system that has never had inhibitor topped up properly after a repair ages noticeably faster than one that has.

The housing stock is old, and the pipework is often buried. Around Bow and Mile End you have Victorian terraces where the heating was retrofitted decades after the house was built, frequently in microbore pipe run under solid floors or chased into walls. Across Dagenham, Barking and the Becontree estate the bulk of the stock is 1920s and 1930s, much of it with heating added in the seventies or eighties and reworked since. In both cases there is a good chance that some of the pipework is inaccessible, which is exactly where a slow weep can run for a year without anyone noticing.

Flats add their own wrinkle. In converted flats and the newer blocks around Canary Wharf and the Isle of Dogs, a leak below floor level often shows up in the flat downstairs before it shows up as a pressure problem in yours — so a neighbour mentioning a damp patch is worth taking seriously.

A practical tip from doing this for years: before anyone starts pulling up flooring, note the pressure at the same time on two consecutive mornings with the heating off overnight. If the pressure holds steady when the system is cold and stationary but drops once the heating has run, the loss is almost certainly pressure-driven — the relief valve or the expansion vessel — rather than a hole in a pipe. That single observation saves a lot of unnecessary disruption, and it costs you nothing but two glances at the gauge.

How do I find the leak myself?

There is a fair amount you can check before calling anyone, and it genuinely helps narrow things down.

Start outside. Find the small copper pipe that comes through the wall near the boiler and look at the end of it, and at the brickwork below. A drip, a limescale trail or a green-stained patch of wall means the pressure relief valve has been discharging — that is your answer, and it is a job for an engineer rather than a top-up.

Then go round every radiator with a dry tissue. Wipe underneath both valves and along the bottom seam. You are looking for damp on the tissue, or for the tell-tale rust bloom and white crusting that a long-term weep leaves behind. Check towel rails in bathrooms too — they are often the newest and the most disturbed part of the system.

Finally, look underneath the boiler and, if you can see it without removing the casing, at the floor or the wall directly behind it. Do not take the casing off yourself; that is engineer territory and it is gas work. If you find nothing at all in any of those places, that is useful information rather than a failure — it points strongly towards the expansion vessel.

What if there is no leak anywhere — can the boiler still lose pressure?

Yes, and this is the one that catches people out.

Inside your boiler (or occasionally elsewhere on the system) there is an expansion vessel: a sealed container divided by a rubber diaphragm, with air under pressure on one side. Water expands as it heats, and that air cushion absorbs the expansion so the pressure in the system stays within a sensible range.

Over years, the air charge slowly escapes, or the diaphragm perishes. Once that happens the cushion is gone, so when the heating runs the pressure spikes far higher than it should, the pressure relief valve opens to protect the system, and a small amount of water is pushed out of the house. The system cools, the pressure drops below where it started, and you top it up. Then it happens again.

That is the classic pattern: pressure high when hot, low when cold, gradually needing more frequent top-ups, and no leak to be found anywhere in the property. A vessel can often be recharged; if the diaphragm has failed it needs replacing, and on some boilers an external vessel is fitted instead. Either way it is a repair, not a reason to replace a boiler.

How often is it safe to keep topping the boiler up?

Topping up is not dangerous in itself — the filling loop is there for exactly that. The problem is what repeated topping up does to the system over time.

Every time you add mains water, you add fresh oxygen and fresh minerals to a system that was designed to hold the same treated water for years. Oxygen drives corrosion inside steel radiators, and that corrosion becomes the black iron-oxide sludge that blocks radiators, wears pumps and makes the whole system less efficient. You also dilute the corrosion inhibitor that is supposed to be protecting it. So a year of fortnightly top-ups does real, cumulative damage on top of whatever the original fault was.

When does a pressure problem stop being a repair?

Nearly always, this is a repair. An expansion vessel, a relief valve, a radiator valve or a pipe joint are all component-level jobs, and none of them is a reason on its own to replace a working boiler.

The picture changes when the leak is internal to the boiler and the appliance is old. If the heat exchanger itself is corroded through on a boiler past twelve or thirteen years, the cost of the part plus the labour often lands close enough to a replacement that it is worth pricing both properly before deciding. Parts availability comes into it too — once a model is out of production, lead times stretch. That is a conversation to have with actual numbers in front of you, not a decision to make in a hurry on a cold week.

Generally yes — the filling loop is designed to be used by the householder, and the process is in your boiler manual. Why does my boiler lose pressure only when the heating is on?
That pattern usually points at the expansion vessel or the pressure relief valve rather than a leak in the pipework, because the loss is being driven by the pressure rise as the water heats. A leak in a pipe or radiator tends to lose water whether the heating is running or not.

Does losing pressure mean my boiler is dangerous?
Losing pressure is a fault rather than a safety emergency, and most boilers will simply lock out and stop working rather than do anything unsafe. Will a power flush fix it?
No — a power flush deals with sludge and poor circulation, not pressure loss. The two sometimes appear together on an old, repeatedly topped-up system, but flushing will not seal a leak or restore an expansion vessel.
