Upfront cost — no obligation As a landlord you must have a gas safety check on the appliances you provide every 12 months. Here is exactly how the timing works, how to renew without shortening your certificate, and why it matters.
Every 12 months
The law requires a gas safety check on the gas appliances, flues and pipework you provide in a rental property once every 12 months, carried out by a Gas Safe registered engineer. You then have a valid Landlord Gas Safety Certificate (CP12) for that year, which you must give to your tenants and keep on file.

Renewing without losing your date
You do not have to wait until the last day. You can have the check carried out up to two months before the expiry date and keep the same renewal date, rather than shortening your certificate. Booking a little early is the safest way to make sure you are never caught out by a lapsed certificate — and we can set up a reminder for you.

What happens if you miss it
Letting a property with an out-of-date or missing certificate is a criminal offence, can invalidate your insurance, and puts your tenants at risk. If yours has lapsed, book as soon as possible — and if an appliance then fails, because we also repair we can usually put it right and re-issue the certificate quickly. See our guide on what happens if a CP12 fails.
